Camper and hunting lot near Red Slough, with water and power at the road. One wooded acre on Butler Rd in Red Slough country, southeast Oklahoma, a short drive from the Red Slough Wildlife Management Area, 5,800 acres of managed wetland known for duck hunting and birding. Park a camper for the season now and build later if you want. There is 210 ft of frontage on Butler Rd, a public gravel county road. The McCurtain County Rural Water District No. 1 main runs on this side of the road, with a quoted $1,250 tap, and an electric pole and distribution line sit on the frontage (buyer arranges service). The Oklahoma DEQ soil profile is complete and sizes three septic designs, shallow trench, drip or spray, each with a 1,000 gallon tank and aerobic treatment, for a 3-bedroom home; the soil scientist puts installation at about $6,000 to $7,200 and says the same system size works for RV pads if the flow certification is refiled. No HOA and no county zoning. The lot is wooded and uncleared, with no pad or drive in place, and no 911 address has been assigned yet. Directions: from Hwy 3, go south on Severance Rd 1 mile, then east on Butler Rd half a mile; the lot is on the south side.
